Down To Earth Construction Services Has Septic Inspections Scheduled Today in West Bridgewater, Mansfield, Sharon, Canton and Norton

Down to Earth Construction Services in addition to providing construction and excavation services to our customers also provide other services including septic inspections. Today we have septic inspections for customers in West Bridgewater, Mansfield, Sharon, Canton and Norton MA. In Massachusetts a septic inspection is required in the following instances:

  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
  • When there is a proposed change to the facility which requires a building or occupancy permit.
  • Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
  • Every 3 years for shared systems.
  • When the property is divided, or ownership of 2 or more properties is combined.
  • When MassDEP or the local Board of Health orders an inspection

Melting Snow Means That Title 5 Septic Inspections Resume

Down to Earth Construction Services are pleased that the majority of snow finally melted over the weekend. Although we can still carry out septic services in winter some tasks can’t be done when the ground is frozen and covered in over foot of snow. However we know that while winter can slow a lot of things down people still need to move house and if they have a septic system in Massachusetts they are required to have a Title 5 Septic Inspection done. Thankfully the regulations acknowledge that living in New England sometimes means that the weather will play a factor in planning so it is stated on the Massachusetts Government Website that”

“If weather conditions prevent an inspection before a sale, Title 5 allows the inspection to be done up to 6 months afterwards, provided that the seller notifies the buyer in writing of the need to complete the inspection.”

Irregular Pumping Of A Septic System Leads To Drainfield Problems

Down to Earth Construction Services is experienced diagnosing and repairing septic systems and leach fields/ drainfields. We have been called in for a drainfield repair in Marshfield MA which has been caused by irregular pumping of the septic system. A septic tank should be pumped every 3 – 5 years depending on various factors including water usage and tank size. If the tank fills up with an excess of solids, the wastewater will not have enough time to settle in the tank. These excess solids will then pass on to the drainfield, where they will clog the drain lines and soil. The property owner called us concerned because they had liquid puddling on their drainfield and sewage smells coming from it. Septic Inspections Scheduled Today In Taunton, Lakeville, Carver, Bridgewater And Rochester MA

Down to Earth Construction Services has Septic Inspections scheduled today in Taunton, Lakeville, Carver, Bridgewater and Rochester MA. As listed on the Massachusetts Official Website Of The Executive Office Of Energy and Environmental Affairs:

 

“An inspection shall consist of the collection and recording of the following information:

(a)   a general description of the system components and layout;

(b)   quantification of the source/type of sanitary sewage.  This should include type of use (domestic or commercial/industrial) as well as the design flow and whether or not the facility being served is occupied at the time of the inspection;

(c)   an analysis of the factors set forth in 310 CMR 15.303 (failure criteria) and, if the system has a design flow of 10,000 gpd or greater, 15.304 (threats to public health and environment);

(d)   water use records for the previous two years for facilities served by public water supply, if available from the supplier;

(e)   a description of the septic tank including:

1.   approximate age, size, and condition of the tank;

2.   distance between bottom of grease/scum layer and the bottom of the outlet baffle;

3.   distance between the top of the scum layer and the top of the outlet tee;

4.   thickness of the grease/scum layer;

5.   depth of the sludge layer and distance from sludge to outlet tee;

6.   physical condition of inlet and outlet tees;

7.   any evidence of leakage into or out of tank; and

8.   any evidence of backup of effluent.

9.   a characterization of the distribution box, and of dosing tanks with pumps, if any, including: a.   any evidence of solids carryover; b.   leakage into or out of the distribution box; c.   whether the flow is equally divided; and d.   any evidence of backup.

10.   a description of the condition of the soil absorption system including: a.   any signs of hydraulic failure; b.   condition of surface vegetation; c.   level of ponding within disposal area; d.   encroachments into disposal area; and e.   other sources of hydraulic loading.

11.   the location of private water supply well (if any) in relation to system components; and

12.   a copy of pump-out records on file with the local Approving Authority.”

Cesspool replacement In Acushnet, MA

 

Down To Earth Construction Services are doing a cesspool replacement for a customer in Acushnet, MA today. A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids. The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds.  Over time, when the drainage area around the leaching pool becomes saturated, additional pools may have to be dug to handle the volume. Cesspools must be treated to avoid harmful chemicals from forming and also to empty the pool which needs to be done regularly. This makes cesspools have high maintenance costs.

In Massachusetts Title 5 does not require Cesspools to be replaced:

“only those cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded (310 CMR 15.303). Also, cesspools must be upgraded prior to an increase in design flow (e.g., the addition of a bedroom to a home or seats to a restaurant).” The Official Website of the Executive Office of Energy and Environmental Affairs

Whilst a well maintained septic system can cope with small amounts of fat, oil and grease, such as natural body oils that go into your septic system when you shower, if you regularly introduce cooking fats, oils and grease into your septic system it could result in a septic system failure if left . Just remember when you are making your beautifully juicy turkey dinner do not pour the fat, oil or grease down your sink.
