Today we have septic inspections for customers in West Bridgewater, Mansfield, Sharon, Canton and Norton MA. In Massachusetts a septic inspection is required in the following instances:

  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
  • When there is a proposed change to the facility which requires a building or occupancy permit.
  • Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
  • Every 3 years for shared systems.
  • When the property is divided, or ownership of 2 or more properties is combined.
  • When MassDEP or the local Board of Health orders an inspection

Melting Snow Means That Title 5 Septic Inspections Resume

Down to Earth Construction Services are pleased that the majority of snow finally melted over the weekend. Although we can still carry out septic services in winter some tasks can’t be done when the ground is frozen and covered in over foot of snow. However we know that while winter can slow a lot of things down people still need to move house and if they have a septic system in Massachusetts they are required to have a Title 5 Septic Inspection done. Thankfully the regulations acknowledge that living in New England sometimes means that the weather will play a factor in planning so it is stated on the Massachusetts Government Website that”

“If weather conditions prevent an inspection before a sale, Title 5 allows the inspection to be done up to 6 months afterwards, provided that the seller notifies the buyer in writing of the need to complete the inspection.”

Irregular Pumping Of A Septic System Leads To Drainfield Problems

Down to Earth Construction Services is experienced diagnosing and repairing septic systems and leach fields/ drainfields. We have been called in for a drainfield repair in Marshfield MA which has been caused by irregular pumping of the septic system. A septic tank should be pumped every 3 – 5 years depending on various factors including water usage and tank size. If the tank fills up with an excess of solids, the wastewater will not have enough time to settle in the tank. These excess solids will then pass on to the drainfield, where they will clog the drain lines and soil. Cesspool Services and Replacement in Massachusetts Today

“A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids. The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds. A conventional septic system has a tank where solids can settle and begin to degrade, a distribution box, and a soil absorption system (SAS) that further treats the effluent by removing some of the bacteria, viruses, phosphorus, and nitrogen.”

 

To sell a property you need a Title 5 Inspection to be done. Title 5 does not require that cesspools be replaced however as stated on the Massachusetts Official Website of the Executive Office of Energy and Environmental Affairs:

 

“cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded (310 CMR 15.303). Also, cesspools must be upgraded prior to an increase in design flow (e.g., the addition of a bedroom to a home or seats to a restaurant”.
