However a septic system or ‘on-site sewage system’ is a pretty simple and not an uncommon way for a property to process its own waste. A typical septic system consists of a septic tank and a drainfield. All water runs out of your house from one main drainage pipe into a septic tank which is a buried, water-tight container usually made of concrete, fiberglass, or polyethylene. Its job is to hold the wastewater long enough to allow solids to settle down to the bottom which forms a sludge, while the oil and grease floats to the top as scum. Compartments in the tank and a T-shaped outlet prevent the sludge and scum from leaving the tank and traveling into the drainfield area. The liquid wastewater, or effluent, then exits the tank into the drainfield. Finally the wastewater percolates into the soil, naturally removing harmful bacteria, viruses, and nutrients. Many homes in New England have their own septic system and they are not all way out in the countryside. As more and more property has been built it has not all been connected upto town sewer so many homes that are in towns and cities have their own septic systems. Massachusetts requires that you have a Title 5 Septic Inspection in the following instances:
Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
When there is a proposed change to the facility which requires a building or occupancy permit.
Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
Every 3 years for shared systems.
When the property is divided, or ownership of 2 or more properties is combined.
When MassDEP or the local Board of Health orders an inspection

A cesspool is any pit or container that receives wastewater from a house or building. The term “cesspool” is usually used to refer to an open pit that is lined with rocks or concrete, but an underground tank or holding container that is not connected to a drainfield can also be defined as a cesspool. The main function of cesspools is the storage of wastewater. The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds. Cesspools are only found servicing older properties because other more efficient means of waste treatment are now available.
