Septic Maintenance and Septic Repairs Carried Out Today

Down to Earth Construction Services regularly carry out septic repairs and septic maintenance for customers on all types and parts of septic systems. Today we have pressure distribution maintenance, repairing laterals under the pavement and installing a filter for a customer in Rochester, MA. Septic tanks and drain fields have been used for many years but not all soil and site conditions work well for gravity septic systems. The pressure distribution system is one alternative that provides dosing and resting cycle, a uniform distribution of wastewater and shallow placement of the drainfield. Installing a filter from your wastewater into the septic tank will help to keep solids from clogging the pump and drainfield pipes. We also have other septic repairs and some septic maintenance scheduled today in Seekonk, Swansea, Freetown and Norton MA. Septic Engineering To Improve Or Repair Your Property

Down to Earth Construction Services has qualified engineers working for us who can assist with your septic engineering needs. Today we have septic engineering appointments which include soil evaluations, septic design, land use planning, and construction layouts for large commercial developments and private homes in North Attleboro, Sharon, Wrentham, Plainville, Bellingham and Franklin MA. The soil evaluation or PERC test (percolation) that we have scheduled in North Attleboro is a soil test that is performed before installing a septic system tank. The perc test is extremely important because it measures the level of liquid absorption of the soil where the proposed septic tank will be located. It determines how quickly the material from the septic system will be absorbed into the soil.

Title 5 Septic Inspections To Keep Everyone Safe

Down to Earth Construction Services carry out many Title 5 septic inspections for property owners in Massachusetts. Title 5 is the regulation of the Massachusetts State Environmental Code 310 CMR 15.000 which protects communities and environments from the potential hazards of on-site wastewater disposal systems (septic systems). Septic systems are to be properly located, built and maintained to effectively treat wastewater so as not to cause health risks to humans and animals or environmental problems which can result from the pathogenic elements as well as harsh pollutants present in wastewater.

The most common instance for a Title 5 Inspection to be requested from us is when a home or commercial property is being sold and it is required that a septic inspection be carried out. Today we have Title 5 Septic Inspections scheduled in Sharon, Mansfield, Foxboro, Norton, Wrentham and Plainville MA. The seller is typically responsible for arranging and completing the septic system inspection with a licensed Massachusetts Title 5 Inspector.

The times that Title 5 requires a septic inspection are as follows:

  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.

  •     When there is a proposed change to the facility which requires a building or occupancy permit.

  •     Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.

  •     For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.

  •     Every 3 years for shared systems.

  •     When the property is divided, or ownership of 2 or more properties is combined.

We Try To Make Septic Inspections As Simple As Possible

Down to Earth Construction Services know that a large portion of the septic inspections that we conduct are for people who are selling their property. In the State of Massachusetts it is required that a property have had a septic system inspection within the last two years before transfer can take place (obviously only if they have an individual septic system servicing that property). So generally unless the owner is selling a very new home or has only purchased the home in the last two years a septic inspection is required. For more information see the Mass Gov Website

We know that selling property is not an easy time, generally, so we endeavour to make the process as simple as possible. We will schedule your septic system inspection at a time that suits your timetable, when possible, and will be punctual, professional and thorough. We will also do simple things such as when we are investigating your system any earth that we dig up we will put on a tarp to enable us to more simply clean up after our visit. We know that when you are selling your home you want the lawn to look its best. It is small actions such as these coupled with our excellent reputation that results in much of our business coming from referrals from Realtors themselves because they have worked with us in the past and are happy to refer us to their clients because they would like to work with us again. Today we are providing septic inspections for customers in Berlin, Bolton, Clinton, Marlborough and Bellingham MA. If you require a septic system inspection or if you have questions about septic inspections please do contact our Norton office 508-622-5759 or visit Down to Earth Construction Services
