The perc test is extremely important because it measures the level of liquid absorption of the soil where the proposed septic system will be located. This is necessary because after partially treated wastewater leaves the septic tank, it flows into a distribution box, which separates this flow evenly into a network of drainfield trenches. Drainage holes at the bottom of each line allow the wastewater to drain into gravel trenches for temporary storage. This effluent then slowly seeps into the subsurface soil where it is further treated and purified (secondary treatment). The PERC test provides the information to ensure that this process happens correctly for a newly installed septic system. Title 5 Septic Inspection in Sharon For First Time Home Seller

Down to Earth Construction Services are providing a Title 5 Septic Inspection today to a customer in Sharon MA. Septic System Inspections Provided To Customers In Massachusetts

Down to Earth Construction Services regularly provide septic system installations and septic repairs for customers throughout the region. We have all of the equipment required for the excavation, installation and landscaping of a new septic system or large septic repair or replacement. We also, however, regularly provide other septic services including septic system inspections to customers who have a septic system and need an inspection. In Massachusetts a system inspection is required in the following instances:

  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
  • When there is a proposed change to the facility which requires a building or occupancy permit.
  • Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
  • Every 3 years for shared systems.
  • When the property is divided, or ownership of 2 or more properties is combined.
  • When MassDEP or the local Board of Health orders an inspection.

Cesspool Replacement in Norton MA

Down To Earth Construction Services are providing a cesspool replacement for a customer in Norton, MA today. A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids. The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds. Over time, when the drainage area around the leaching pool becomes saturated, additional pools may have to be dug to handle the volume. Cesspools must be treated to avoid harmful chemicals from forming and also to empty the pool which needs to be done regularly. This makes cesspools have high maintenance costs.

In Massachusetts Title 5 does not require Cesspools to be replaced:

“only those cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded (310 CMR 15.303). Cesspool Services Ensure That Your Cesspool Continues To Operate Correctly

Down to Earth Construction Services work with many customers that don’t have conventional septic systems on their property but instead have a cesspool. As stated on the Mass Gov website:

“A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids. The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds. A conventional septic system has a tank where solids can settle and begin to degrade, a distribution box, and a soil absorption system (SAS) that further treats the effluent by removing some of the bacteria, viruses, phosphorus, and nitrogen.”

Although cesspool are now not installed because there are more efficient and environmentally conscious alternatives Massachusetts does not always require cesspools to be replaced. They state that:

“Only those cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded (310 CMR 15.303). Septic Inspections for Property Owners Who Are Selling

Down to Earth Constructions Services in addition to installing and repairing septic systems also has licensed septic inspectors who can provide septic inspections and septic assessments when requested. The majority of our septic system inspections are carried out because a property owner is selling their property and it has not had an inspection within the last 2 years so it is required to have one. Our inspector will use use the MassDEP-approved inspection form and submit it within 30 days of the inspection. For most systems, the Inspector is responsible for submitting the inspection report directly to the Board of Health. The buyer must also receive a copy from the seller of the property. In some cases, inspection reports must be submitted to authorities other than the Board of Health. We will always advise people who are selling a property with a septic system to have their septic inspection done early. This is because Inspections in connection with a property sale generally are good for 2 years (If a system is pumped annually and the pumping records are available, an inspection is valid for 3 years). Therefore you can have this done well before you have a buyer and it will therefore be completed and not cause delays later on in your sale and will be a selling point for your realtor when advertising the property because the prospective buyers know that the system has passed its septic system inspection.
