We would like to remind our customers that it is not a good idea to put any type of cooking oil, fat or grease down the sink where it can enter your septic system. Whilst a well maintained septic system can cope with small amounts of fat, oil and grease, such as natural body oils that go into your septic system when you shower, if you regularly introduce cooking fats, oils and grease into your septic system it could result in a septic system failure if left. Just remember when you are making your beautifully juicy turkey dinner do not pour the fat, oil or grease down your sink. Cesspool Replacement to North Attleboro

Down to Earth Construction Services are doing a cesspool replacement for a customer in North Attleboro, MA today. A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids. The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds. Over time, when the drainage area around the leaching pool becomes saturated, additional pools may have to be dug to handle the volume. Cesspools must be treated to avoid harmful chemicals from forming and also to empty the pool which needs to be done regularly. This makes cesspools have high maintenance costs.

In Massachusetts Title 5 does not require Cesspools to be replaced:

“only those cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded (310 CMR 15.303). Septic Alarm installed in Mansfield MA

Down To Earth Construction Services are installing a septic alarm for a customer in Mansfield, MA today. Many modern and alternative septic systems have alarms to notify the homeowner of a potential problem. Though it can be annoying when the system alarms and you are forced to think about your septic system, this could prevent the system from backing up into your house. A high water alarm is caused by either too much water going into the tank or not enough going out. A high water alarm if not properly addressed will cause septic waste to ultimately back up into your house, though that may occur after your drainfield is fully damaged. An alarm could also be to notify you that your septic pump has failed. The basic design of a septic tank will only work if the sludge is not too thick on the bottom and the grease and scum is not too thick on top, and if the flow to the tank is not excessive. If there is too much waste on the bottom of the tank or too much water flowing to the tank, there will not be enough time for the solids and liquids to settle out before the tank starts releasing water containing large amounts of fecal waste to the drain field. The fecal waste will over time clog the drainfield. Also, if there is too much grease and scum floating on top, the scum will be released to the drainfield. A septic system is not a trash can. Don’t put dental floss, feminine hygiene products, condoms, diapers, cotton swabs, cigarette butts, coffee grounds, cat litter, paper towels, latex paint, pesticides, or other hazardous chemicals into your system because they can end up clogging the filter and/or lines if carried from the tank. Therefore although it can be annoying a septic alarm is essential to give you advance warning that you have a septic problem. Our customer has wisely chosen to install a septic alarm to ensure that they have advance warning of a septic problem. Septic Repair To Replace Septic Tank Baffles In Middleboro MA

Down to Earth Construction Services have been contacted by a a property owner in Middleboro MA who needs a septic repair which entails having their septic tank baffles replaced. Broken septic tank baffles result from sulfuric acid eating away at concrete baffles or rust eating away at steel baffles. A septic tank has an inlet and outlet baffle. Usually these baffles are made from concrete and are part of the tank construction. The inlet baffle slows the flow of liquid entering the tank and decreases the turbulence allowing the solids to settle in the bottom of the tank. The outlet baffle helps to retain the solids and prevent them from leaving the tank and travelling to your drain field. A tank without an outlet baffle can compromise the longevity of your septic system and cause premature failure. Septic Inspections Including a Condominium Inspection Today

Down to Earth Construction Services know that condominium septic systems have to be inspected every three years in Massachusetts. As stated on the Mass Gov website:

Condominiums with 5 or more units – all systems must be inspected every 3 years.
Condominiums with fewer units must either inspect all systems every 3 years, or the system serving the unit being transferred must be inspected within 2 years prior to transfer.

Voluntary Septic Assessment Carried out Today in Norton MA

Down to Earth Construction Services has septic Inspections scheduled today in Bridgewater, Mansfield, Sharon, Franklin and Foxboro MA. If you have a septic system it is required in Massachusetts that you have your septic inspected:

 

  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.

  • When there is a proposed change to the facility which requires a building or occupancy permit.

  • Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.

  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.

  • Every 3 years for shared systems.

  • When the property is divided, or ownership of 2 or more properties is combined.

  • When MassDEP or the local Board of Health orders an inspection

Most of the inspections that we carry out for property owners are for people who are selling their property and need their septic to be inspected before Title transfer can take place. However what some people do not realize is that we also carry out voluntary septic assessments. Property owners can hire a licensed inspector to perform Confidential Voluntary Septic Assessments of their septic systems. These inspections are completed just as they would be according to the Title 5 Inspections required by the State of Massachusetts, but the findings are NOT reported to any other person, municipality or office outside of the homeowner. Once the inspection is complete, the homeowner will receive a thorough report along with an assessment of the findings and some recommendations on how to properly maintain or repair their septic system. The recommendations provided by Down to Earth Construction Services are designed to increase longevity and prevent future issues, such as property damage, high cost repairs or system replacement.
