Cesspool Services and Cesspool Replacement In Massachusetts

Down to Earth Construction Services know that the word ‘cesspool’ does not conjure up pleasing images and if you are considering buying a property that word can certainly put a damper on enthusiasm you might have for it. However with the proper maintenance a cesspool is not the problem that you may fear. A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids. In Massachusetts a cesspool is not always required to be replaced. Infact as stated on the Mas Gov website:

 

‘Only those cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded” For more information see: https://www.mass.gov/service-details/title-5-faq


However a cesspool does generally require more ongoing maintenance than a conventional septic system and the use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds. Cesspool Services Ensure That Your Cesspool Continues To Operate Correctly

Down to Earth Construction Services work with many customers that don’t have conventional septic systems on their property but instead have a cesspool. As stated on the Mass Gov website:

“A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids. The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds. A conventional septic system has a tank where solids can settle and begin to degrade, a distribution box, and a soil absorption system (SAS) that further treats the effluent by removing some of the bacteria, viruses, phosphorus, and nitrogen.”

Although cesspool are now not installed because there are more efficient and environmentally conscious alternatives Massachusetts does not always require cesspools to be replaced. They state that:

“Only those cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded (310 CMR 15.303). Also, cesspools must be upgraded prior to an increase in design flow (e.g., the addition of a bedroom to a home or seats to a restaurant).”

The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds. To sell a property you need a Title 5 Inspection to be done. Title 5 does not require that cesspools be replaced however:

Also, cesspools must be upgraded prior to an increase in design flow (e.g., the addition of a bedroom to a home or seats to a restaurant”.

A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids.  The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds.  Cesspools require regular maintenance to ensure that they are operating correctly.  If this maintenance is neglected severe environmental repercussions can result.  Down to Earth Construction has also carried out cesspool replacement for customers whose cesspools have failed and so needed a septic system to be put in. Within Massachusetts Title 5 does not require that cesspools be replaced. As stated on the Massachusetts Website of the Executive Office of Energy and Environmental Affairs:
