Winter Weather Can Disrupt Title 5 Inspections

Down to Earth Construction Services were as surprised as many of our customers about the amount of snow that fell in this region overnight. Unfortunately some of the Title 5 Inspections that we had scheduled in Marion, Mattapoisett, Swansea, Fairhaven and Fall River could not take place because our customers could not get to the site or the septic system could not be accessed. However whether our inspector or customer can not get to the location of the inspection due to weather conditions or if the septic system is not accessible or for another reason there is no need for property owners to panic when they need the septic inspection for a property sale. Massachusetts Office of Energy and Environmental Affairs know that we live in a state where the weather can, a regularly does, effect plans. Therefore it is stated on the Mas Gov website:

“If weather conditions prevent an inspection before a sale, Title 5 allows the inspection to be done up to 6 months afterwards, provided that the seller notifies the buyer in writing of the need to complete the inspection.” For more information see:

https://www.mass.gov/guides/buying-or-selling-property-with-a-septic-system

If for any reason the inspection can not take place we will always endeavour to reschedule the inspection as quickly as possible at a time that is convenient. If you have any questions or wish to schedule a septic inspection please do contact our Norton Office on 508-622-5759 or visit www.downtoearthconst.com

Septic Inspection For A Condominium Building

Down to Earth Construction Services conduct many septic inspections throughout the year and the majority are for property owners who are selling their home or commercial property and need to have a septic inspection because they have a septic system and are not on town sewer. However there are other instances when a septic inspection is required. Today we have septic inspections in Fall River, Fairhaven, Acushnet, Mattapoisett and Marion MA including an inspection for a condominium building which is not being sold. As stated on the Official Website of the Executive Office of Energy and Environmental Affairs:

“Units in a Condominium or Cooperative Corporation.  The cooperative corporation or condominium association shall be responsible for the inspection, maintenance, and upgrade of any system or systems serving the units, unless otherwise provided in the governing documents of the condominium association or the cooperative corporation.  For a facility comprised of five or more condominium or cooperative units, each system located on the facility shall be inspected at least once every three years instead of at time of transfer of title and all existing systems shall be inspected by December 1, 1996.”

Our client’s Condominium building is larger than 5 units so we are inspecting their system as required by Massachusetts because it will soon be over 3 years since their last septic inspection. If you require a septic Inspection or if you have any questions about septic inspections please do contact our Norton office on 508-622-5759 or visit www.downtoearthconst.com

Down to Earth Construction Services provides soil evaluations, PERC Testing and Engineering services to our clients when requested. Our trained experts at Down to Earth Construction Services can assist with all your septic engineering needs. We can provide services to improve or repair your property such as soil evaluations, septic design, land use planning and construction layouts for large or small commercial developments.  We understand the details of septic requirements for Massachusetts and we will work with you and local code enforcement to ensure the design of your new or upgraded septic system will meet all required local laws and code.

We are doing a PERC (percolation) test today for a customer in Fairhaven MA. A perc test, or percolation test, is a soil test that is performed before installing a septic system tank. The perc test is extremely important because it measures the level of liquid absorption of the soil where the proposed septic tank will be located. It determines how quickly the material from the septic system will be absorbed into the soil. We have recently also provided  septic engineering services to clients in Clinton, Fall River, Oxford and Wayland MA. If you would be interested in these services or if you have any questions please do contact our office on 508-622-5759 or visit www.downtoearthconst.com

Down to Earth Construction Services know that moving house is always a stressful business and try to make one part of the process easier. If you have a septic system you are likely to need a Title 5 Inspection. As stated on the MassGov website:
