Title 5 Inspections And Voluntary Septic Assessments In Massachusetts

This year promises to be even more successful than the last and we are already very busy with septic appointments for our customers. Today we have Title 5 Septic Inspections scheduled for customers in Rochester, Freetown, Lakeville, Berkley and Dighton MA.  Most of our septic inspections are required because a property owner is selling a home or business that has a septic system and is not on town sewer. However today we are also doing an inspection for a property owner in Acushnet MA who has requested a voluntary septic assessment.

As Stated on MA Gov website:

“A system owner may choose voluntarily to have an assessment of the condition of the system even if there is no requirement for an inspection. Results of these voluntary assessments are solely for the use of the owner, and do not need to be submitted to local Boards of Health or MassDEP.”

Many property owners are unaware that they have the ability to hire a licensed inspector to perform Confidential Voluntary Septic Assessments of their septic systems. These inspections are completed just as they would be according to the Title 5 Inspections required by the State of Massachusetts, but the findings are NOT reported to any other person, municipality or office outside of the homeowner.

Once the inspection is complete, the homeowner will receive a thorough report along with an assessment of the findings and some recommendations on how to properly maintain or repair their septic system. The recommendations are designed to increase longevity and prevent future issues, such as property damage, high cost repairs or system replacement.

This also reduces the likelihood of associated repairs and failures caused by a septic system that has not been pumped when required. A Distribution Box Regulates The Dispersion Of Effluent To The Drain Field

Down to Earth Construction Services have extensive experience working within the field of septic systems. We are often contacted by property owners who need a specific engineering repair and have therefore chosen to contact Down to Earth Construction Services because we have the expertise to replace, repair or upgrade a septic system in a timely manner at a cost effective price. Today we have a D-Box or Distribution Box replacement for a customer in Freetown MA. A conventional septic system is composed of the septic tank and the drain field. The drain field is where the last stage of wastewater treatment system takes place. It is the area of effluent purification and distribution. An essential part of the drain field is the distribution box. The distribution box or d-box regulates the dispersion of effluent. To operate correctly a d-box must be properly installed a remain unglogged and level. If the d-box is tilted or clogged, it will only distribute the effluent on one part of the drain field which it will eventually result in the bursting out or overloading of the effluent onto the surface of the yard. This, as you can imagine, can have unpleasant results including sewage smells and puddling of waste in your yard. Down to Earth Construction Services have a cesspool replacement scheduled today in Acushnet MA. We also have clients that we have cesspool services for scheduled in Freetown, Lakeville, Attleboro, Rehoboth, Seekonk and Mansfield MA. As stated on the Massachusetts Official Website of the Executive Office of Energy and Environmental Affairs:

 

“A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids. The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds. A conventional septic system has a tank where solids can settle and begin to degrade, a distribution box, and a soil absorption system (SAS) that further treats the effluent by removing some of the bacteria, viruses, phosphorus, and nitrogen.”

 

To sell a property you need a Title 5 Inspection to be done. Title 5 does not require that cesspools be replaced however as stated on the Massachusetts Official Website of the Executive Office of Energy and Environmental Affairs:

 

“cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded (310 CMR 15.303). Also, cesspools must be upgraded prior to an increase in design flow (e.g., the addition of a bedroom to a home or seats to a restaurant”.

Experienced Diagnosing Septic System Problems and Repairing Them

Down to Earth Construction Services is experienced diagnosing problems and repairing septic systems and leach fields/ drainfields. We have been called in for a leach field repair in Acushnet MA which has been caused by irregular pumping of the septic system. A septic tank should be pumped every 3 – 5 years depending on various factors including water usage and tank size. If the tank fills up with an excess of solids, the wastewater will not have enough time to settle in the tank. These excess solids will then pass on to the leach field, where they will clog the drain lines and soil. The property owner called us concerned because they had liquid puddling on their leach field and sewage smells coming from the drainfield.
