However a septic system or ‘on-site sewage system’ is a pretty simple and not an uncommon way for a property to process its own waste. A typical septic system consists of a septic tank and a drainfield. All water runs out of your house from one main drainage pipe into a septic tank which is a buried, water-tight container usually made of concrete, fiberglass, or polyethylene. Its job is to hold the wastewater long enough to allow solids to settle down to the bottom which forms a sludge, while the oil and grease floats to the top as scum. Compartments in the tank and a T-shaped outlet prevent the sludge and scum from leaving the tank and traveling into the drainfield area. The liquid wastewater, or effluent, then exits the tank into the drainfield. Finally the wastewater percolates into the soil, naturally removing harmful bacteria, viruses, and nutrients. Many homes in New England have their own septic system and they are not all way out in the countryside. As more and more property has been built it has not all been connected upto town sewer so many homes that are in towns and cities have their own septic systems. When Do You Need A Title 5 Septic Inspection?

Down to Earth Construction Services has Title 5 Septic Inspections scheduled for customers today in Fairhaven, Mattapoisett, Fall River, Marion and Freetown MA.

 

Massachusetts requires that you have a Title 5 Septic Inspection in the following instances:

  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.

  • When there is a proposed change to the facility which requires a building or occupancy permit.

  • Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.

  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.

  • Every 3 years for shared systems.

  • When the property is divided, or ownership of 2 or more properties is combined.

  • When MassDEP or the local Board of Health orders an inspection

A large portion of the inspections that we conduct are for property owners who are selling their property which has a septic system, either a commercial or residential. This is because most sellers have not bought their property in the last two years so do not have a current Title 5 Inspection for their property. The good news is that once it has been done it is valid for 2 years so once you have decided you are selling your property it is always a good idea to have the inspection done early in the sale process. You know it is likely that you will sell in two years so it will remain current and you will not have to worry about it causing delays later when you have sale deadlines. Septic Engineering Services Provided In Addition To Septic Installation For Many New Build Properties

Down to Earth Construction Services know that a property does not need to be way out in the county side to need to have a septic system. Before I moved into a home with a septic system I had certainly always just assumed that if a property was in a town or city it would be on town sewer. However I lived in two homes in the city of Attleboro MA both of which were certainly not in the countryside and both of which had septic systems because they were not on town sewer. I discovered that this was not unusual and certainly not the daunting prospect it first seemed when my realtor mentioned it. Increasingly as more and more property is built in New England the number that do not have access to town sewer is rising. Therefore the number of septic installations for new properties is also increasing. Down to Earth Construction Services certainly carry out many septic system installations in the region each year and the number is steadily growing. We also provide the septic engineering which is required before an installation can take place including septic design, soil testing and perc tests. An essential part of a septic system is the leach field and the soil in the leach area needs to be sufficiently permeable so that it can readily absorb the liquid effluent flowing into it. A site must also not have soil that is too permeable, allowing the effluent to reach the groundwater before it is fully treated. Very steep slopes are also unsuitable for a conventional leach field. Also, there must be at least a few feet of good soil from the bottom of the leach pipes to the rock or impervious hardpan below, or to the water table. The perc test provides the data to determine the suitability of a site for a septic system. In general, soils with high sand and gravel content drain the best and soils with a high clay content or solid rock are the worst. Most soils fall somewhere in the middle with a mix of course sand and gravel particles, small silt particles and tiny clay particles. Distribution Box (D-Box) Replacement and Septic Repairs

Down to Earth Construction Services are replacing a D-Box for a customer today in Freetown, MA. A septic distribution box  (D-Box) is a container used to receive septic system effluent from a septic tank and to re-distribute the effluent into a network of attached drainfield or soakaway bed absorption trenches and pipes. The distribution box works by gravity, flowing effluent into the drainfield (or leach field) piping network. It must be installed correctly to ensure that it  distributes evenly. You must also maintain your septic system and the best way to do this is to have your system regularly pumped and to use your septic system correctly. The following are some steps that you can take to ensure that you maintain your septic system:

 

  • Minimize the use of the garbage disposal

  • Do not put grease down your drains

  • Spread loads of laundry out over time rather than doing multiple loads in a short period of time, and use liquid detergents rather than powdered detergents

  • Avoid excessively long showers

  • Avoid leaving tap water running when shaving, brushing teeth or doing other personal or household tasks

  • Do not flush medications, harmful chemicals, excessive amounts of bleach, harsh drain cleaners or degreasers

  • Have the septic tank pumped at least every three years

  • Do not add any septic systems cleaners, enzymes or additives

  • Remove water conditioning backwash discharges from the septic system

  • Do not plant trees and shrubs over leach fields

  • Do not flush personal products, paper towels, wipes or diapers

  • Do not clean or rinse paint brushes in the sinks

  • Equip all hot tubs, spas, whirlpool baths, etcetera with drain limiting valves that will only allow five gallons per minute to drain from fixture

  • Do not drive vehicles over leach fields
