  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
  • When there is a proposed change to the facility which requires a building or occupancy permit.
  • Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
  • Every 3 years for shared systems.
  • When the property is divided, or ownership of 2 or more properties is combined.
  • When MassDEP or the local Board of Health orders an inspection

Septic Repairs Can Prevent a Failing Septic System Causing Serious Problems

Down to Earth Construction Services know that although there are many types of septic systems in use today they are all designed for each site and mostly work on the same principles. A conventional septic system consists of a septic tank, a distribution box and a drain field, all connected by pipes, called conveyance lines. Your home’s wastewater flows into your septic tank where it is held and solids sink to the bottom and lighter scum floats to the top. The solids and scum are decomposed by bacteria and periodically pumped. The treated wastewater or effluent flows through the distribution box into your drain field or leach field where it then slowly seeps into the subsurface soil where it is further treated and purified (secondary treatment). A properly functioning septic system does not pollute the groundwater. However a failing septic system can have many unpleasant repercussions as stated on the Mass Gov website:

“Failing systems can

  • cause a serious health threat to your family and neighbors,
  • degrade the environment, especially lakes, streams and groundwater,
  • reduce the value of your property,
  • be very expensive to repair,
  • and put thousands of water supply users at risk if you live in a public water supply watershed and fail to maintain your system.”

Melting Snow Means That Title 5 Septic Inspections Resume

Down to Earth Construction Services are pleased that the majority of snow finally melted over the weekend. Although we can still carry out septic services in winter some tasks can’t be done when the ground is frozen and covered in over foot of snow. However we know that while winter can slow a lot of things down people still need to move house and if they have a septic system in Massachusetts they are required to have a Title 5 Septic Inspection done. Thankfully the regulations acknowledge that living in New England sometimes means that the weather will play a factor in planning so it is stated on the Massachusetts Government Website that”

“If weather conditions prevent an inspection before a sale, Title 5 allows the inspection to be done up to 6 months afterwards, provided that the seller notifies the buyer in writing of the need to complete the inspection.”

Septic Problem Solved With Leach Field Restoration

Down to Earth Construction Services are often called by homeowners who have signs of a septic issue but do not know what has caused the problem or how to fix it. The picture shows an organic clogging matt that caused a customer’s leach field to fail in Attleboro MA. We were able to restore the leach field for our customer and suggest changes that they could make that would help prevent this from reoccurring; more regular septic pumping and cleaning; a lint filter on their washer and stopping Oil, Grease and Fat being put down the drain.
