Winter Weather Can Disrupt Title 5 Inspections

Down to Earth Construction Services were as surprised as many of our customers about the amount of snow that fell in this region overnight. Unfortunately some of the Title 5 Inspections that we had scheduled in Marion, Mattapoisett, Swansea, Fairhaven and Fall River could not take place because our customers could not get to the site or the septic system could not be accessed. However whether our inspector or customer can not get to the location of the inspection due to weather conditions or if the septic system is not accessible or for another reason there is no need for property owners to panic when they need the septic inspection for a property sale. Massachusetts Office of Energy and Environmental Affairs know that we live in a state where the weather can, a regularly does, effect plans. Therefore it is stated on the Mas Gov website:

 

“If weather conditions prevent an inspection before a sale, Title 5 allows the inspection to be done up to 6 months afterwards, provided that the seller notifies the buyer in writing of the need to complete the inspection.” For more information see:

Septic Inspection For A Condominium Building

Down to Earth Construction Services conduct many septic inspections throughout the year and the majority are for property owners who are selling their home or commercial property and need to have a septic inspection because they have a septic system and are not on town sewer. However there are other instances when a septic inspection is required. Today we have septic inspections in Fall River, Fairhaven, Acushnet, Mattapoisett and Marion MA including an inspection for a condominium building which is not being sold. As stated on the Official Website of the Executive Office of Energy and Environmental Affairs:

 

“Units in a Condominium or Cooperative Corporation.  The cooperative corporation or condominium association shall be responsible for the inspection, maintenance, and upgrade of any system or systems serving the units, unless otherwise provided in the governing documents of the condominium association or the cooperative corporation.  For a facility comprised of five or more condominium or cooperative units, each system located on the facility shall be inspected at least once every three years instead of at time of transfer of title and all existing systems shall be inspected by December 1, 1996.”

Our client’s Condominium building is larger than 5 units so we are inspecting their system as required by Massachusetts because it will soon be over 3 years since their last septic inspection. Cesspool replacement In Acushnet, MA

 

Down To Earth Construction Services are doing a cesspool replacement for a customer in Acushnet, MA today. A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids. The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds.  Over time, when the drainage area around the leaching pool becomes saturated, additional pools may have to be dug to handle the volume. Cesspools must be treated to avoid harmful chemicals from forming and also to empty the pool which needs to be done regularly. This makes cesspools have high maintenance costs.

In Massachusetts Title 5 does not require Cesspools to be replaced:

“only those cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded (310 CMR 15.303). Also, cesspools must be upgraded prior to an increase in design flow (e.g., the addition of a bedroom to a home or seats to a restaurant).” The Official Website of the Executive Office of Energy and Environmental Affairs

A Distribution Box Regulates The Dispersion Of Effluent To The Drain Field

Down to Earth Construction Services have extensive experience working within the field of septic systems. We are often contacted by property owners who need a specific engineering repair and have therefore chosen to contact Down to Earth Construction Services because we have the expertise to replace, repair or upgrade a septic system in a timely manner at a cost effective price. Today we have a D-Box or Distribution Box replacement for a customer in Freetown MA. A conventional septic system is composed of the septic tank and the drain field. The drain field is where the last stage of wastewater treatment system takes place. It is the area of effluent purification and distribution. An essential part of the drain field is the distribution box. The distribution box or d-box regulates the dispersion of effluent. To operate correctly a d-box must be properly installed a remain unglogged and level. If the d-box is tilted or clogged, it will only distribute the effluent on one part of the drain field which it will eventually result in the bursting out or overloading of the effluent onto the surface of the yard. This, as you can imagine, can have unpleasant results including sewage smells and puddling of waste in your yard. A Title 5 Inspection Does Not Need To Be A Stressful Part Of Moving

Down to Earth Construction Services know that moving house is always a stressful business and try to make one part of the process easier. If you have a septic system you are likely to need a Title 5 Inspection. As stated on the MassGov website:

“a system shall be inspected at or within two years prior to the time of transfer of title to the facility served by the system.  An inspection conducted up to three years before the time of transfer may be used if the inspection report is accompanied by system pumping records demonstrating that the system has been pumped at least once a year during that time.  If weather conditions preclude inspection at the time of transfer, the inspection may be completed as soon as weather permits, but in no event later than six months after the transfer, provided that the seller notifies the buyer in writing”
