Septic Engineering Services To Assist Customers With Their Septic System Requirements

Down to Earth Construction Services have trained septic experts who can assist property owners with their septic engineering requirements. We can assist with services to improve or repair your property such as soil evaluations, septic design and land use planning, septic improvements such as installation of risers, covers or filters and construction layouts for large or small commercial developments. Today we are conducting a soil evaluation for a customer in Plainville MA. The soil evaluation will determine if the client’s building site is suitable for a conventional septic system and is typically called a “perc test’ or “perk test” (a percolation test). Traditional septic systems only work if the soil in the leach area is sufficiently permeable that it can readily absorb the liquid effluent flowing into it. Also, there must be at least a few feet of good soil from the bottom of the leach pipes to the rock or impervious hardpan below, or to the water table. Less commonly, a site can fail because the soil is too permeable, allowing the effluent to reach the groundwater before it is fully treated. Very steep slopes are also unsuitable for a conventional leach field. The specific standards vary from town to town, but any of these characteristics can prohibit the use of a standard gravity-fed septic system. Leach Field Repair In Rochester MA Necessary

Down to Earth Construction Services know that in the beautiful New England Summer many people are out in their yards planting and gardening. Unfortunately when you are planting large shrubs or trees in your yard if you do so on your leach field you can unknowingly create a septic problem. There Are A Variety of Instances In Massachusetts When You Are Required To Have A Septic Inspection

Down to Earth Construction Services have septic inspections scheduled today in Mansfield, Holliston, Franklin, Bellingham, Upton, Uxbridge and Sharon MA. The reasons that people schedule inspections are not only because they are selling their home and require an inspection before they can sell. A septic inspection is required in Massachusetts:

 

  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.

  • When there is a proposed change to the facility which requires a building or occupancy permit.

  • Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.

  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.

  • Every 3 years for shared systems.

  • When the property is divided, or ownership of 2 or more properties is combined.

  • When MassDEP or the local Board of Health orders an inspection.

Cesspool Services Ensure That Your Cesspool Continues To Operate Correctly

Down to Earth Construction Services work with many customers that don’t have conventional septic systems on their property but instead have a cesspool. As stated on the Mass Gov website:

“A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids. The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds. A conventional septic system has a tank where solids can settle and begin to degrade, a distribution box, and a soil absorption system (SAS) that further treats the effluent by removing some of the bacteria, viruses, phosphorus, and nitrogen.”

Although cesspool are now not installed because there are more efficient and environmentally conscious alternatives Massachusetts does not always require cesspools to be replaced. They state that:

“Only those cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded (310 CMR 15.303). Also, cesspools must be upgraded prior to an increase in design flow (e.g., the addition of a bedroom to a home or seats to a restaurant).”
