Title 5 Inspections And Voluntary Septic Assessments In Massachusetts

This year promises to be even more successful than the last and we are already very busy with septic appointments for our customers. Today we have Title 5 Septic Inspections scheduled for customers in Rochester, Freetown, Lakeville, Berkley and Dighton MA.  Most of our septic inspections are required because a property owner is selling a home or business that has a septic system and is not on town sewer. However today we are also doing an inspection for a property owner in Acushnet MA who has requested a voluntary septic assessment.

As Stated on MA Gov website:

“A system owner may choose voluntarily to have an assessment of the condition of the system even if there is no requirement for an inspection. Results of these voluntary assessments are solely for the use of the owner, and do not need to be submitted to local Boards of Health or MassDEP.”

Many property owners are unaware that they have the ability to hire a licensed inspector to perform Confidential Voluntary Septic Assessments of their septic systems. These inspections are completed just as they would be according to the Title 5 Inspections required by the State of Massachusetts, but the findings are NOT reported to any other person, municipality or office outside of the homeowner.

Once the inspection is complete, the homeowner will receive a thorough report along with an assessment of the findings and some recommendations on how to properly maintain or repair their septic system. The recommendations are designed to increase longevity and prevent future issues, such as property damage, high cost repairs or system replacement.

Down to Earth Construction Services are looking forward to the upcoming holidays. Holidays usually mean good food and spending time with friends and family. However if you are hosting large gatherings it is a good idea to consider your septic system’s limitations when you plan a large event at your home. We have one customer who has a small property with a correspondingly small septic system. However they regularly host large gatherings of friends and family which puts a huge strain on their septic system. They have found that it is more cost effective to hire portable toilets for their events than to have their septic system pumped much more regularly due to the excessive use it gets when more people are using the system. This also reduces the likelihood of associated repairs and failures caused by a septic system that has not been pumped when required. If you are planning a large Christmas Party this holiday season at home or have a lot of extra guests staying at your home for an extended period of time consider your septic system. Sometimes it is worth getting portable toilets in for your party but if you do not make sure you know when your system was last pumped and consider having another pump out after the holidays. Septic Inspections Scheduled Today In Taunton, Lakeville, Carver, Bridgewater And Rochester MA

Down to Earth Construction Services has Septic Inspections scheduled today in Taunton, Lakeville, Carver, Bridgewater and Rochester MA. As listed on the Massachusetts Official Website Of The Executive Office Of Energy and Environmental Affairs:

 

“An inspection shall consist of the collection and recording of the following information:

(a)   a general description of the system components and layout;

(b)   quantification of the source/type of sanitary sewage.  This should include type of use (domestic or commercial/industrial) as well as the design flow and whether or not the facility being served is occupied at the time of the inspection;

(c)   an analysis of the factors set forth in 310 CMR 15.303 (failure criteria) and, if the system has a design flow of 10,000 gpd or greater, 15.304 (threats to public health and environment);

(d)   water use records for the previous two years for facilities served by public water supply, if available from the supplier;

(e)   a description of the septic tank including:

1.   approximate age, size, and condition of the tank;

2.   distance between bottom of grease/scum layer and the bottom of the outlet baffle;

3.   distance between the top of the scum layer and the top of the outlet tee;

4.   thickness of the grease/scum layer;

5.   depth of the sludge layer and distance from sludge to outlet tee;

6.   physical condition of inlet and outlet tees;

7.   any evidence of leakage into or out of tank; and

8.   any evidence of backup of effluent.

9.   a characterization of the distribution box, and of dosing tanks with pumps, if any, including: a.   any evidence of solids carryover; b.   leakage into or out of the distribution box; c.   whether the flow is equally divided; and d.   any evidence of backup.

10.   a description of the condition of the soil absorption system including: a.   any signs of hydraulic failure; b.   condition of surface vegetation; c.   level of ponding within disposal area; d.   encroachments into disposal area; and e.   other sources of hydraulic loading.

11.   the location of private water supply well (if any) in relation to system components; and

12.   a copy of pump-out records on file with the local Approving Authority.”

A Title 5 Inspection Does Not Need To Be A Stressful Part Of Moving

Down to Earth Construction Services know that moving house is always a stressful business and try to make one part of the process easier. If you have a septic system you are likely to need a Title 5 Inspection. As stated on the MassGov website:

“a system shall be inspected at or within two years prior to the time of transfer of title to the facility served by the system.  An inspection conducted up to three years before the time of transfer may be used if the inspection report is accompanied by system pumping records demonstrating that the system has been pumped at least once a year during that time.  If weather conditions preclude inspection at the time of transfer, the inspection may be completed as soon as weather permits, but in no event later than six months after the transfer, provided that the seller notifies the buyer in writing”

Cesspool Replacement Is A Cost Effective, Envirnmentally Conscious Choice

Down to Earth Construction Services has experience working with customers that have a cesspool rather than a conventional septic system for their property. Title 5 does not require that cesspools are replaced as long are they are not exhibiting signs of hydraulic failure, are not located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment. However we are replacing a cesspool for a customer today in Rochester MA. Cesspools require more maintenance and are less efficient than a modern septic system so our clients will be able to quickly see the savings created by their new system whilst knowing that they are choosing a more environmentally conscious option for their property.
