Dont Ignore The Signs Of A Septic Problem

However winter, storms and severe weather may result in property damage which can affect septic systems just like other parts of your property. Septic Inspections and Voluntary Septic Assessments

Down to Earth Construction Services conducts hundreds of septic inspections each year for property owners who are selling their home or business and are on town sewer. This is because in the state of Massachusetts a septic inspection is required:

“Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward”

Septic System Inspections in Massachussetts

Down to Earth Construction Services have Massachusetts licensed septic inspectors and have been carrying out thorough and reliable septic system inspections in this region for over 25 years.  As stated by the Mass Gov Website Title 5 Septic Inspections are required:

 

  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.

  • When there is a proposed change to the facility which requires a building or occupancy permit.

  • Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.

  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.

  • Every 3 years for shared systems.

  • When the property is divided, or ownership of 2 or more properties is combined.

  • When MassDEP or the local Board of Health orders an inspection.

 

The majority of our inspections are for a property transfer, often scheduled by the seller but sometimes we provide an inspection for the buyer of a home with a septic system. Melting Snow Means That Title 5 Septic Inspections Resume

Down to Earth Construction Services are pleased that the majority of snow finally melted over the weekend. Although we can still carry out septic services in winter some tasks can’t be done when the ground is frozen and covered in over foot of snow. However we know that while winter can slow a lot of things down people still need to move house and if they have a septic system in Massachusetts they are required to have a Title 5 Septic Inspection done. Thankfully the regulations acknowledge that living in New England sometimes means that the weather will play a factor in planning so it is stated on the Massachusetts Government Website that”

“If weather conditions prevent an inspection before a sale, Title 5 allows the inspection to be done up to 6 months afterwards, provided that the seller notifies the buyer in writing of the need to complete the inspection.”

Septic Problem Solved With Leach Field Restoration

Down to Earth Construction Services are often called by homeowners who have signs of a septic issue but do not know what has caused the problem or how to fix it. The picture shows an organic clogging matt that caused a customer’s leach field to fail in Attleboro MA. We were able to restore the leach field for our customer and suggest changes that they could make that would help prevent this from reoccurring; more regular septic pumping and cleaning; a lint filter on their washer and stopping Oil, Grease and Fat being put down the drain.
