Title 5 Inspections Can Be Delayed If Weather Prevents It Before A Sale

Down to Earth Construction Services are pleased that winter and its weather are just a distant memory and we can enjoy our New England summer. But we all know that just because it is summer that doesn’t mean that we can totally forget about what mother nature can bring and summer storms are always a possibility. However if you are planning to move house and have a septic inspection scheduled you do not need to worry if it seems that the weather will make it impossible for us to carry out your Title 5 Inspection. On the Mass Gov website it states that:

There Are A Variety of Instances In Massachusetts When You Are Required To Have A Septic Inspection

Down to Earth Construction Services have septic inspections scheduled today in Mansfield, Holliston, Franklin, Bellingham, Upton, Uxbridge and Sharon MA. The reasons that people schedule inspections are not only because they are selling their home and require an inspection before they can sell. A septic inspection is required in Massachusetts:

 

  • Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.

  • When there is a proposed change to the facility which requires a building or occupancy permit.

  • Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.

  • For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.

  • Every 3 years for shared systems.

  • When the property is divided, or ownership of 2 or more properties is combined.

  • When MassDEP or the local Board of Health orders an inspection.

Sewage Grinder Pump Repair To Ensure Customer Septic System Continues To Operate

Down to Earth Construction Services know that all parts of your septic system need to be operating to ensure that it is working efficiently and correctly. We have experience repairing all parts of your septic system should it become necessary, even the ones that sound unpleasant and awkward to fix. Some septic systems are fitted with a sewage grinder pump. Waste from water-using household appliances (toilets, bathtubs, washing machines, etc.) flows through your home’s pipes into the grinder pump’s holding tank. Once the wastewater inside the tank reaches a specific level, the pump will turn on, grind the waste into a fine slurry, and pump it to the central sewer system or septic tank. A sewage grinder pump does what the name suggests and is not something that you want to leave inoperative because more serious breakdowns and larger repairs may then be necessary. You Need To Protect Your Septic System’s Leach Field

Down to Earth Construction Services are experienced repairing all parts of your septic system. We have found that many property owners who have a septic system are aware that their system has a septic tank but are often unaware of their systems’ leach field, its purpose or its location. This makes it much more likely that they will inadvertently damage it. Although your septic system leach field (also called a drain field or absorption field) generally does not require maintenance, you should adhere to the following rules to protect and prolong its functional life:

  • Do not drive over the absorption field with cars, trucks, or heavy equipment.
  • Do not plant trees or shrubbery in the absorption field area, because the roots can get into the lines and plug them.
  • Do not cover the absorption field with hard surfaces, such as concrete or asphalt. Grass is the best cover, because it will help prevent erosion and help remove excess water.
  • Do divert surface runoff water from roofs, patios, driveways, and other areas away from the absorption field.

Today we are providing leach field repairs and replacement. For one customer in Bellingham MA we are installing a White Knight™ Microbial Inoculator/Generator, an economical, environmentally sound and permanent alternative to drain field replacement. In nature, oxygen-using (aerobic) bacteria in the soil consume non-living organic material. This is the process nature uses to “recycle” wastes. We install the White Knight™ Microbial Inoculator/Generator in the septic tank to create an oxygen rich environment and cultivate an extensive colony of these same soil bacteria. The result is nearly complete consumption of the organic materials entering the septic tank. At the same time, the bacteria are carried into the leach field where they consume the organic material that has accumulated in the underlying soil. The drain field regains and/or maintains is capacity to deliver effluent to the soil for purification. We are also repairing leach fields for customers in Blackstone, Upton and Wrentham MA. Cesspool Replacements and Cesspool Services Provided

Down to Earth Construction Services have been contacted by a customer in Wrentham MA who require a cesspool replacement. We also have cesspool services scheduled today in Bellingham, Blackstone, Franklin, Upton and Uxbridge MA. As stated on Mas Gov:

“A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids. The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds. A conventional septic system has a tank where solids can settle and begin to degrade, a distribution box, and a soil absorption system (SAS) that further treats the effluent by removing some of the bacteria, viruses, phosphorus, and nitrogen.”

To sell a property you need a Title 5 Inspection to be done. Title 5 does not require that cesspools be replaced however:

“cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded (310 CMR 15.303). Also, cesspools must be upgraded prior to an increase in design flow (e.g., the addition of a bedroom to a home or seats to a restaurant”.
