Down to Earth Construction Services are completing a septic installation today for a client in Norton MA. We provided the initial septic design and then, once all of the town and State paperwork had been completed we excavated and installed their upgraded septic system. We are currently backfilling the site and doing their landscaping to complete the installation. We do all of the septic installation work ourselves from the septic design to the excavating to the landscaping. Down to Earth Construction Services have septic inspections scheduled today in Mansfield, Holliston, Franklin, Bellingham, Upton, Uxbridge and Sharon MA. The reasons that people schedule inspections are not only because they are selling their home and require an inspection before they can sell. A septic inspection is required in Massachusetts:
Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
When there is a proposed change to the facility which requires a building or occupancy permit.
Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
Every 3 years for shared systems.
When the property is divided, or ownership of 2 or more properties is combined.
When MassDEP or the local Board of Health orders an inspection.

When someone says the septic system is “rated” for four bedrooms, it means that the system will handle the waste generated by four bedrooms. It has nothing to do with a number of bathrooms in a home. When you stop to think about it this does make sense because a septic system gets used by people in the property which is better determined by the number of bedrooms and not the number of bathrooms. However property owners must be aware that their system can be overextended either when you have many more people visiting your home or living in it for an extended period of time. Likewise if many appliances are used at one time – dishwasher, washing machine, shower this can also overload a septic system. The decomposition process can become strained if there is too much excess water in the system, resulting in a variety of problems. If you add a bedroom to your home or your septic system is not supporting the volume of wastewater produced you will need a septic system upgrade to a larger septic system. You might have decorating or DIY jobs to finish, you will probably need to ‘declutter’, you’ll need to find a realtor and these are just the first things you will need to action. The further along you get in the process the more you will have to do, especially if you are also buying a home too. One more thing that you will probably need to organise, if you home is serviced by a septic system, is your Title 5 Inspection. In Massachusetts it is required that a septic inspection happens:

So unless you bought your property within the last two years it is unlikely that you will have a current Title 5 Septic Inspection. However the good news is that once you have your inspection done it will last for two years. Therefore it is something that you can have done as soon as you decide to sell and is likely to remain valid until your sale goes through. This means that you can get at least this item checked off you sale ‘todo list’ nice and early. Once it is done you don’t need to be concerned that it will hold up a sale later on and it is a great selling point for potential buyers. If buyers are looking at your home, especially if they have not had a property with its own septic system before, knowing that it has passed an inspection can alleviate any concerns and ensure that it is not a negative point for a buyer. Down to Earth Construction Services have been contacted by a customer in Wrentham MA who require a cesspool replacement. We also have cesspool services scheduled today in Bellingham, Blackstone, Franklin, Upton and Uxbridge MA. As stated on Mas Gov:
“A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids. The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds. A conventional septic system has a tank where solids can settle and begin to degrade, a distribution box, and a soil absorption system (SAS) that further treats the effluent by removing some of the bacteria, viruses, phosphorus, and nitrogen.”
To sell a property you need a Title 5 Inspection to be done. Title 5 does not require that cesspools be replaced however:
“cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded (310 CMR 15.303). Also, cesspools must be upgraded prior to an increase in design flow (e.g., the addition of a bedroom to a home or seats to a restaurant”.
