As stated on the Massachusetts official website for the executive office of Energy and Environmental Affairs “The purpose of the inspection is to provide sufficient information to determine if the system in its current condition can protect public health and the environment. The inspection does not guarantee that the system will continue to function adequately, or that the system will not fail at a later date. This is a particularly important point to remember if you plan to significantly increase the flow to the system.”

A septic inspection is generally required within two years prior to the sale of a property and we are usually contacted by property owners who are selling so need their septic system to be inspected before Title transfer can take place. We are sometimes contacted by home buyers because prior to transfer of title the buyer can take responsibility for the inspection as long as this is specified in a written contract and it occurs within the specified time frame. Do I Need a Title 5 Inspection?

Down to EarthDown to Earth Construction Services have Title 5 Septic Inspections scheduled today in Uxbridge, Holliston, Upton, Bellingham, Blackstone, Franklin, and Wrentham, MA.  As specified on the Massachusetts  Official Website for the executive office of energy and environmental affairs on site septic system inspections are required:

 

“In general:

  • When properties are sold, divided or combined.
  • When there is a change in use or an expansion of a facility.
  • When MassDEP or the local Board of Health requires an inspection.
  • Title 5 requires inspections for large systems, shared systems, and condominiums on a periodic basis.
  • Systems located in cities and towns with MassDEP-approved inspection programs are required to comply with local inspection requirements.

There are exceptions and nuances to the general requirements listed here. Title 5 Septic Inspections

Down to Earth Down to Earth Construction Services has Title 5 Septic Inspections scheduled today in Uxbridge, Blackstone, Bellingham, Franklin, Wrentham, Berlin, and Bolton, MA.  A title 5 septic inspection is required to be done prior to a property being sold if it has a septic system.  We have had customers ask if the septic system needs to be dug up for the septic system to be inspected.  As stated on the Massachusetts Official website of the executive office of energy and environmental affairs:

 

“The location and condition of cesspools, septic tanks and distribution boxes must be determined. Often, this will not require extensive excavation. Generally, leaching areas are not required to be dug up.”
