Cesspool Services Ensure That Your Cesspool Continues To Operate Correctly

Down to Earth Construction Services work with many customers that don’t have conventional septic systems on their property but instead have a cesspool. As stated on the Mass Gov website:

“A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids. The use of cesspools may overload the capacity of the soil to remove bacteria, viruses, and phosphorus, and to nitrify ammonia and organic nitrogen compounds. A conventional septic system has a tank where solids can settle and begin to degrade, a distribution box, and a soil absorption system (SAS) that further treats the effluent by removing some of the bacteria, viruses, phosphorus, and nitrogen.”

Although cesspool are now not installed because there are more efficient and environmentally conscious alternatives Massachusetts does not always require cesspools to be replaced. They state that:

“Only those cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded (310 CMR 15.303). Also, cesspools must be upgraded prior to an increase in design flow (e.g., the addition of a bedroom to a home or seats to a restaurant).”

For more information see: https://www.mass.gov/service-details/title-5-faq

We provide cesspool services to customers so that they can ensure that their system continues to operate correctly. Septic Inspections for Property Owners Who Are Selling

Down to Earth Constructions Services in addition to installing and repairing septic systems also has licensed septic inspectors who can provide septic inspections and septic assessments when requested. The majority of our septic system inspections are carried out because a property owner is selling their property and it has not had an inspection within the last 2 years so it is required to have one. Our inspector will use use the MassDEP-approved inspection form and submit it within 30 days of the inspection. For most systems, the Inspector is responsible for submitting the inspection report directly to the Board of Health. The buyer must also receive a copy from the seller of the property. In some cases, inspection reports must be submitted to authorities other than the Board of Health. For more information see https://www.mass.gov/guides/buying-or-selling-property-with-a-septic-system

We will always advise people who are selling a property with a septic system to have their septic inspection done early. This is because Inspections in connection with a property sale generally are good for 2 years (If a system is pumped annually and the pumping records are available, an inspection is valid for 3 years). Therefore you can have this done well before you have a buyer and it will therefore be completed and not cause delays later on in your sale and will be a selling point for your realtor when advertising the property because the prospective buyers know that the system has passed its septic system inspection. Today we have septic inspections scheduled in Plainville, Wrentham, Blackstone, Bellingham and North Attleboro MA. If you require a septic inspection or if you have any questions about septic systems please do contact us at our Norton office on 508-622-5759 or visit www.downtoearthconst.com

Make The Title 5 Inspection The Easy Part Of Selling Your Home

Down to Earth Construction Services know that when it is time to sell your house that you suddenly have an awful lot if things to organise. You might have decorating or DIY jobs to finish, you will probably need to ‘declutter’, you’ll need to find a realtor and these are just the first things you will need to action. The further along you get in the process the more you will have to do, especially if you are also buying a home too. One more thing that you will probably need to organise, if you home is serviced by a septic system, is your Title 5 Inspection. In Massachusetts it is required that a septic inspection happens:

“Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.” For more information see https://www.mass.gov/guides/buying-or-selling-property-with-a-septic-system

So unless you bought your property within the last two years it is unlikely that you will have a current Title 5 Septic Inspection. However the good news is that once you have your inspection done it will last for two years. Therefore it is something that you can have done as soon as you decide to sell and is likely to remain valid until your sale goes through. This means that you can get at least this item checked off you sale ‘todo list’ nice and early. Once it is done you don’t need to be concerned that it will hold up a sale later on and it is a great selling point for potential buyers. If buyers are looking at your home, especially if they have not had a property with its own septic system before, knowing that it has passed an inspection can alleviate any concerns and ensure that it is not a negative point for a buyer. Today we have Title 5 Inspection appointments scheduled for people selling their homes and also for one couple who are buying a home in Wrentham, Bellingham, Blackstone, Foxboro, Uxbridge and Plainville MA. If you require a Title 5 Septic Inspection or if you have any questions about septic systems please do contact our Norton Office on 508-622-5759 or visit www.downtoearthconst.com

Using Chemical Drain Unblockers Can Result In A Septic Repair Being Necessary

Down to Earth Construction Services know how annoying it is when you pull the plug on your sink and the water doesn’t drain away. Luckily there are a lot of drain unblocking products on the market which quickly deal with blockages. However no matter how easy and tempting it is to use one of these products, if you have a septic system it is wise to use an alternative method. If your drain is clogged a harsh chemical drain opener bought in the store can cause serious problems with your septic system. Septic system owners should use an alternative solution: a 1:1:1 ratio of salt, baking soda and vinegar. Follow this solution with boiling water or use a drain snake to clear out the clogs. Today we have septic repairs scheduled for customers who have contacted us because they have noticed that their septic system is not operating correctly. Often a septic breakdown is the result of a system not being used correctly and the cost and disruption could have therefore been avoided if the property owner had been better educated in the precautions to take when your property is supported with a septic system. We have appointments for septic repairs in Plainville, Wrentham, Rehoboth, Sharon, Norton and Mansfield MA. If you require a septic repair or if you have questions about your septic system please do contact our Norton office on 508-622-5759 or visit http://www.downtoearthconst.com

Cesspool Replacements and Cesspool Services Provided

Down to Earth Construction Services have been contacted by a customer in Wrentham MA who require a cesspool replacement. We also have cesspool services scheduled today in Bellingham, Blackstone, Franklin, Upton and Uxbridge MA. As stated on Mas Gov:

“A cesspool is a pit which acts as both a settling chamber for solids and a leaching system for liquids. A conventional septic system has a tank where solids can settle and begin to degrade, a distribution box, and a soil absorption system (SAS) that further treats the effluent by removing some of the bacteria, viruses, phosphorus, and nitrogen.”

To sell a property you need a Title 5 Inspection to be done. Title 5 does not require that cesspools be replaced however:

“cesspools that exhibit signs of hydraulic failure, are located extremely close to private or public water supplies, or otherwise fail to protect or pose a threat to public health, safety or the environment will need to be upgraded (310 CMR 15.303). Also, cesspools must be upgraded prior to an increase in design flow (e.g., the addition of a bedroom to a home or seats to a restaurant”.
