You might have decorating or DIY jobs to finish, you will probably need to ‘declutter’, you’ll need to find a realtor and these are just the first things you will need to action and the further along you get in the process the more you will have to do, especially if you are also buying a home. One more thing that you will probably need to organise if your home is serviced by a septic system is your Title 5 Inspection. In Massachusetts it is required that a septic inspection happens:
“Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.”

Down to Earth Construction Services have found that many property owners, even those with septic systems, are not aware that for your septic system to work properly there needs to be a balance of bacteria which help breakdown waste so it can be processed. It is important to not disrupt this balance because then your septic system will not operate correctly. Important things to remember are:
- Drain Openers – DO NOT use harsh chemical drain openers if you experience a clogged drain. Septic system owners should use an alternative solution: a 1:1:1 ratio of salt, baking soda and vinegar. Follow this solution with boiling water or use a drain snake to clear out the clogs. The chemicals that are used in today’s store-bought drain cleaners can cause serious problems within your septic system.
- Cleaning Supplies – Chemicals can be damaging to your system as well. Instead of harsh cleansers, choose mild or natural cleaning supplies for your kitchen and bathrooms. Look for supplies that are “septic-safe” or that are marketed as being bio-degradable. These products will be approved for use in septic systems.
- Antibacterial soaps and bleach – These can actually inhibit the enzymatic action that is required for the bacterial breakdown of solids within your septic tank. Add a laundry filter to your washing machine and use natural cleaning supplies whenever possible. If you have a water softener installed in your home, make sure that the salt recharge solution is redirected out of the septic tank.

Waste from water-using household appliances (toilets, bathtubs, washing machines, etc.) flows through your home’s pipes into the grinder pump’s holding tank. Down to Earth Construction Services has Title 5 Septic Inspection appointments scheduled for customers today in Sharon, Franklin, Foxboro, Wrentham, Mansfield and Plainville MA. Massachusetts requires that you have a Title 5 Septic Inspection in the following instances:
- Within 2 years before a sale. If weather conditions prevent inspection at the time of a sale, the inspection must take place within 6 months afterward.
- When there is a proposed change to the facility which requires a building or occupancy permit.
- Any change in the footprint of a building, to make sure that new building construction will not take place on top of any system components or on the system’s reserve area.
- For large systems with a design flow of 10,000 to 15,000 gallons per day or more at full build-out, on the basin schedule shown in 310 CMR 15.301(6), and every five years thereafter.
- Every 3 years for shared systems.
- When the property is divided, or ownership of 2 or more properties is combined.
- When MassDEP or the local Board of Health orders an inspection
A large portion of the inspections that we conduct are for property owners who are selling their property which has a septic system, either a commercial or residential. This is because most sellers have not bought their property in the last two years so do not have a current Title 5 Inspection for their property. The good news is that once it has been done it is valid for 2 years so once you have decided you are selling your property it is always a good idea to have the inspection done early in the sale process. You know it is likely that you will sell in two years so it will remain current and you will not have to worry about it causing delays later when you have sale deadlines. An inspection may highlight a problem and you will have time to fix it and once your property has passed its septic inspection that is another selling point.
